The formula

% below market = (Market average - Current rent) / Market average x 100 10% or less below market: 0% increase allowed 11-20% below market: up to 5% increase 21-30% below market: up to 10% increase 31-40% below market: up to 15% increase More than 40% below market: up to 20% increase The new rent can never exceed the market average, regardless of the tier
Example

Current rent AED 45,000, market average AED 60,000: that's 25% below market, landing in the 21-30% tier - a maximum 10% increase, bringing the new rent to AED 49,500.

Step-by-step guide

  1. Find your area's official market average rent via the Dubai REST app or the Dubai Land Department's Rental Index - this must match your specific area, property type, and bedroom count.
  2. Enter your current annual rent and that market average into the calculator.
  3. Read your maximum legal new rent, along with which tier applied and how far below market your current rent sits.

Common mistakes

Using a rough estimate of the market average instead of the official RERA index figure for your exact area and property type - the legal calculation depends entirely on this official benchmark, not a general sense of local prices.
Not checking the 90-day notice requirement - even a legally-sized increase is void if the landlord didn't provide written notice at least 90 days before the lease expiry date.

Frequently asked questions

Where do I find the official RERA market average for my area?

The Dubai Land Department's Smart Rental Index, accessible via the Dubai REST app or the DLD website, publishes the official benchmark rent by area, property type, and bedroom count.

Can my landlord increase my rent if it's already at the market average?

No - if your current rent is at or above the official market average for your area, no increase is permitted under RERA rules.

How much notice must my landlord give before increasing rent?

At least 90 days' written notice before the lease expiry date. Verbal notice or a message doesn't count - it should be a notarized letter or formally delivered notice.
