How to choose the right calculator
Most financial questions fall into one of four shapes, and knowing which one you have narrows the list quickly:
| Your question | Start with |
|---|---|
| “Can I afford this?” | Home Affordability, Debt-to-Income, Budget |
| “How long will this take?” | Debt Payoff, Rule of 72, Mortgage Payoff |
| “Which option costs less?” | Rent vs. Buy, Lease vs. Buy, Refinance, Balance Transfer |
| “What will this be worth later?” | Compound Interest, Retirement, Investment |
The one habit worth building
The most useful thing these tools do is not the arithmetic — it is showing you the total. A monthly payment feels manageable in isolation; the same loan’s lifetime interest rarely does. Almost every financial mistake that is genuinely recoverable comes from comparing monthly numbers when the total was the number that mattered.
Before committing to anything with a repayment schedule, run it once and look at the total rather than the monthly figure. That habit costs nothing and changes more decisions than any single calculator on this page.
Frequently asked questions
Are these calculators free?
Yes, all of them, with no account, no subscription and no usage limits. Nothing you enter is stored or transmitted — the calculations run in your own browser, which is why they respond instantly and why your figures stay on your device.
How accurate are the results?
The mathematics is exact — each tool uses the standard published formula for its category, shown on the page so you can verify it. What varies is the inputs: tax rules differ by jurisdiction, lenders apply fees differently, and rates change. Treat the output as a well-calculated estimate from the numbers you supplied, and confirm anything consequential with the lender or a qualified professional.
Which mortgage calculator should I use?
It depends where you are. Before shopping, Home Affordability sets a realistic ceiling. With a price in mind, the Mortgage Calculator returns the full payment including tax, insurance and PMI, and PITI breaks the same figure out line by line. After closing, Mortgage Payoff shows what extra payments are worth.
Why do calculators give different payments for the same loan?
Because they include different things. Most mortgage calculators return principal and interest only, which is typically 25–30% below what actually leaves your account; a full one adds property tax, insurance and mortgage insurance. None is wrong — they answer slightly different questions. Check what each states it includes before comparing.
Do these work outside the United States?
The mathematical tools — compound interest, loan payments, ROI, break-even — work anywhere. Tax and pension calculators are jurisdiction-specific and there are dedicated ones for the UK, Canada, Australia, Germany, Switzerland, India and the UAE. Where a calculator assumes US rules, it says so near the top.
Can I use these results for a loan application?
They are for planning and comparison, not submission. A lender’s figures will differ because they apply their own fee schedule, their rate for your credit profile, and their underwriting rules. Use these to know roughly where you stand and which questions to ask, then work from the lender’s written estimate.
