The formula

Base BTU = Area x 20 Adjusted for ceiling height, sun exposure, occupants (+600 BTU each beyond 2), and kitchen (+4,000 BTU)

Why this is a starting estimate, not a final answer

Professional HVAC sizing (often called a "Manual J" calculation in the US) accounts for many more factors than square footage alone: insulation quality and R-values, window count and type, air leakage, local climate design temperatures, duct losses, and more. Undersizing a system leaves a space unable to keep up on extreme days; oversizing wastes energy and can cause poor humidity control, since an oversized unit cycles on and off too quickly to properly dehumidify. This calculator gives a reasonable ballpark for research and budgeting - a licensed HVAC contractor should perform the final sizing calculation before you purchase equipment.

Common mistakes

Buying based on square footage alone without accounting for insulation, window area, or climate - two identically sized rooms can have very different actual heat loads.
Assuming a bigger unit is always better - an oversized air conditioner cools the air quickly but shuts off before properly removing humidity, often leaving a space feeling clammy.
