Why this is a starting estimate, not a final answer
Professional HVAC sizing (often called a "Manual J" calculation in the US) accounts for many more factors than square footage alone: insulation quality and R-values, window count and type, air leakage, local climate design temperatures, duct losses, and more. Undersizing a system leaves a space unable to keep up on extreme days; oversizing wastes energy and can cause poor humidity control, since an oversized unit cycles on and off too quickly to properly dehumidify.
